ROOFS/DUES?

In 2014 the assocation reroofed 7 of our 23 buildings, because of budget constraints we were unable to complete the remaining units. Due to a shortage of reserve funding in lieu of a special assessment or taking out a loan the Board opted to replace the 7 buildings with the highest number of leaks, thereby reducing repair costs. The remaining 16 buildings are slated to be done in 2-3 additional phases over the next few years - with priority based on number of leaks experienced. It is anticipated that the new roofs being of a higher quality than the original roofs should have a life span of 30+ years.

In order to fund this project (as well as a number of other upcoming substantial projects) the Board was forced to increase dues. In addition to increasing dues, we have scrutinized all of our vendors and expenditures and are limiting our spending wherever possible while still maintaining the quality of our community and our property values. After researching multiple options it was felt the new dues would help to meet the financial needs of the community while still keeping our community competitive in the surrounding market. Not only has the Board focused it's attention on immediate expenditures but has put substantial time into developing a 5 year plan so that we can make the best decisions for our community not only for the year to come, but for the forseeable future.

We are striving to keep the community well informed and create an open book atmosphere. We would like to thank all of the homeowners who attended the "Special Assessment Meeting" held at the pool in Nov 2014. Thank you for attemtping to make a well informed decision even if the special assessment did not ultimately pass. Thank you for caring for our community.
